How the Buying Process Works
- We send you available properties via email on Monday, Wednesday, and Friday at 4:20 PM. (Please check your spam folder if not in your inbox.)
- If you see a property you’d like to make an offer on, view, get photos, or receive more information about, please call or text us at (754) 300-9171. Texting is best since we can respond faster and have the address in writing.
- Properties on a lock box, open, and vacant are easier to see than tenant-occupied single or multifamily properties. We will work to get you access to the properties you inquire about as soon as possible.
- After you see and inspect the property, text or call us with your offer. We will either accept, counter, or reject your offer. If accepted, you generally have 24 hours to sign the agreement and deposit the non-refundable escrow deposit. See the terms below.
Wholesale Deal Terms
- Seller chooses title company.
- Buyer pays all closing costs.
- Inspection done prior to signing the agreement.
- All deals are cash or hard money unless indicated otherwise.
- Brokers, agents, and wholesalers please add your fee!!!
- Disclaimer: Properties are sold as-is, and the buyer is to pay all closing costs unless otherwise stated. No representations, written or oral, are made concerning the properties. Price is based on a cash or hard money offer and is net to the seller. All offers require a minimum $5,000 non-refundable earnest deposit and have an average 15-day close of escrow.
